| Project Description:
To meet the expanding needs of the aging community in Delaware, Peninsula United Methodist Homes needed to expand their Methodist Country House facility. Their proposed expansion program included nine new building wings to provide upgraded living and support facilities for the residents of this adult community. |

VanDemark & Lynch's Contribution:
VanDemark & Lynch was selected to provide the required site surveying and civil engineering for this project. We provided property and topographic surveys, located environmentally sensitive areas, and located underground utilities. We then helped plan the site and provided the engineering design for all of the site features, including sanitary sewer services, two stormwater management ponds, water services (domestic and fire), access roads, parking, landscaping, and pedestrian paths.
VanDemark & Lynch also prepared the required Record Plan for this project, which was in a politically sensitive area.

| Noteworthy Features:
This project had numerous site features which required innovative designs, including steep slopes, woodlands, wetlands, and deed restrictions. We eliminated the need for a wetlands delineation by maintaining all work in areas where wetlands did not exist, and maintained construction out of the wooded areas. We obtained approvals to build within the steep slope areas by designing retaining walls where necessary and providing erosion and sediment control plans which included special provisions for limiting disturbance to the slopes, and we obtained acceptance of the plans from politically active neighbors by providing stormwater management and landscape designs which exceeded the standard requirements emphasizing improvements to neighboring property conditions. |

Continued Service:
It is notable that Peninsula United Methodist Homes has retained VanDemark & Lynch's services for all of the work they have done since 1987, not just at the Methodist Country House, but also at their Methodist Manor House in Seaford, Delaware and Cokesbury Village in Hockessin, Delaware.
